St Kemelm Court, Business Park

A&H Construction won this Contract following a competitive Design & Build Single Stage Tender.  Construction included a two-storey Office Complex upon a grassed area adjacent to an existing Office Block providing 4 new Offices, ideal for start-up Companies. 

Located less than a mile from our Head Office in Halesowen, the works comprised of:-

The erection of a steel-framed building with integral reinforced concrete first floor on concrete pad and strip foundations to form a two-storey Office Complex with a profiled steel twin-skin system pitched roof.  The external walls consist of traditional cavity blockwork and brickwork, flat panel cladding and aluminium curtain walling systems, including glazed entrance doors. 

Internal finishes consisted of blockwork and metal stud partitions with plaster finishes; suspended and plasterboard ceilings, toilets and ancillary accommodation to office areas.  Installation of all internal mechanical and electrical services, including electrical distribution, voice, data, heating and ventilation, lighting, security, fire protection and lift installation and all associated decorative finishes and fixings. 

External works, included all necessary mechanical installations, service connections, roadways, pavements, car parking, foul and surface water drainage and landscaping works.

The primary issue throughout the construction was the project being undertaken within the boundaries of the operating Business Park.  To minimise the risk to other users of the Business Park the site was segregated using the appropriate barriers and fencing.  Particular attention was paid to avoid peak traffic hours with deliveries.  Difficulties were often encountered for large vehicles whom the tight turn at the top of the ramped access road proved challenging.  A banksman was therefore utilised at this location to ensure their safe access and egress. 

Through embracing these challenges, and close liaison with the Companies based on the Business Park, we successfully completed the project on time and to budget.
