Sandwell Homes, Office & Specialist Workshop

Externally the project included the formation of extensive concrete yards with heavy duty craneage and storage buildings, roadways, pavements, parking, foul and surface water drainage, service connections, a gatehouse and landscape works.

This bespoke office and workshop unit was constructed for Sandwell Homes through Developer CD & SK Sohal.  The new premises were built according to the exact specifications by Sandwell Homes, which is part of Sandwell Metropolitan Borough Council and responsible for managing 30,000 council homes in Oldbury, Rowley Regis, Smethwick, Tipton, Wednesbury and West Bromwich.

The building comprises of a 75,000 square foot development incorporating a 40,000 square foot three storey office block and a 35,000 square foot specialist workshop.

The construction commenced with the erection of a steel framed building upon driven piles, concrete pads and strip foundations.  The ground bearing floor slab is of powerfloat finish with a vapour-proof membrane beneath.  The external walls were a mixture of flat panel cladding, aluminium windows and curtain walling with electrically operated sectional overhead shutter doors.

The internal offices were formed with a permanent metal deck framework with precast concrete and steel stairs, walls comprise of blockwork and insulated metal stud partitions with plaster finishes consisting of demountable partitioning systems, suspended and plasterboard ceilings, raised access flooring, screed flooring with vinyl finish, kitchen installations, toilets and ancillary accommodation to office areas.  The mechanical and electrical services included electrical distribution, voice, data, heating and ventilation plant/equipment, comfort cooled offices, lighting, security, fire protection and lift installation.

Externally we carried out all necessary mechanical and electrical installations, service conditions, roadways, external concrete yards, pavements, car parking facilities, foul and surface water drainage and landscaping works.
