The construction of Thirteen Industrial Units, comprising of Three Bespoke Office, Warehouse and Manufacturing Units and Ten ‘Nursery Units’.
Coombswood Business Park is a successful Manufacturing and Business Park developed by St Modwen Developments Limited. It provides over forty acres of development land divided by the Dudley No.2 Canal into Coombswood East, which is approximately fifteen acres and Coombswood West, approximately 25 acres.
Coombswood East is a self contained managed estate, occupiers include The Post Office, Transpak Limited, the Media Print Group, Jasners and an E-Business Campus of Halesowen College. Focussing on one development ‘Toolbank’ (information to the left-hand-side of the project sheet), the property comprised a substantial single storey warehouse incorporating single and two storey offices, together with a yard and 70 car parking spaces, the total plot size is 3.4 acres.
The warehouse is of single storey portal frame construction in two bays beneath a profile metal clad roof. The height to the underside of the haunch is approximately ten metres, the building has a gross area of 55,393 sqft, comprising of a ground floor warehouse of 48,658 sqft, ground floor internal office 3,723 sqft and a first floor internal office of 3,012 sqft.
The warehouse has four loading doors together with a further dock level loading door. There is a concrete surfaced yard and loading area, beyond which is a tarmac surfaced car parking area that can accommodate up to 70 cars. The building specification includes a steel portal frame, ground bearing concrete floor slab, profiled steel sheeting roof with roof lights; external elevations of composite Kingspan cladding and internal blockwork walls, five electrically operated sectional overhead vertical lift doors and one finger loading dock.
The office specification includes a mixture of solid and raised access flooring, suspended ceilings, recessed Category II lighting, double glazing and carpet tiles. The office accommodation benefits from central heating and comfort cooling in parts.
